The Texas Chisholm Trail Corridor Growth
What is the Chisholm Trail Corridor? History lovers may know that the Chisholm Trail was a trail used in the post-Civil War era to drive cattle from Texas through Oklahoma and up to Kansas. The route of the Chisholm Trail came from South Texas toward San Antonio, then straight past Belton, Waco, and Fort Worth after crossing the Red River. Those dusty old cowboy trails of the past are now known as the Chisholm Trail Parkway. The parkway is a main route connecting North Texas and South Texas, creating a corridor that runs through some lovely cities and surrounding towns such as Godley, Burleson, and Crowley, Texas.
The Chisholm Trail Parkway has created a boom in real estate along the corridor. Fort Worth is continuing to develop in the far south corridor of the Chisholm Trail Parkway with both residential and commercial development. Meritage Homes began their plans in 2021 to build a 490-homesite project near the Chisholm Trail Parkway. The project is called the Chisholm Trail Ranch. Meritage Homes have partnered with Trophy Signature Homes, with their first home sales anticipated for the fall of 2023. The Chisholm Trail Ranch is a master-planned development with a large pool, park, and hiking trails. Residents will have access to the new Chisholm Trail Community Center, which is a multi-purpose fitness facility.
The Chisholm Trail Ranch is located in the Crowley Independent School District (Crowley ISD). The developers wanted to create a master-planned community near an excellent school district and a nearby employment hub.
Mixed-use Community
A new mixed-use project, The Chisholm Summit project is reshaping Burleson as it opens the city’s western side to future development. This will be the first master-planned development in Burleson. This mixed-use project is expected to include over 3,000 homes located a quarter mile off of the Chisholm Trail Parkway. There will be multi-family projects included as well. Chisholm Summit will include 28 acres of commercial space and Hooper Business Park. This 106-acre office park and medical district will have 10 miles of hiking trails, a 10-acre amenity center with a lake feature, and over 100 acres of dedicated parkland.

Tarleton State University’s Plans For Expansion
Out of all this growth around the Chisholm Trail Corridor, we have Tarleton State University, which broke ground for a second building on its 80-acre campus in southwest Fort Worth last year. Plans include 100,000 square feet of classroom and specialized lab space in the $66 million Interprofessional Education Building. This will address two of the region’s most pressing needs, which are increased access to quality healthcare and education.
This state-of-the-art facility is part of the Texas A&M University system and will recruit research workers who will tackle the medical and educational challenges of our time. The result could mean Fort Worth will house more occupational therapy, physical therapy, speech-language pathology, psychology, nursing, kinesiology, medical laboratory sciences, and teacher education. The demand for healthcare practitioners and educators is surging, as well as the interest in these fields from today’s students. The plans are to extend the Fort Worth campus and create a health sciences college with its own building in Stephenville.
The Market Forecast For North Texas
With all of the increased population and development in the North Texas region, it’s clear that we are still in a positive upward trend for the market forecast. This includes residential, commercial, and medical office building growth. The population is not likely to stop its steady increase as more jobs and people move into the region.
